Kane County runs along the Fox River from Elgin to Aurora, and most of what a property owner or business owner needs from county government sits in a few offices in Geneva. This guide explains how Kane County property tax works, how to challenge an assessment, how to register an assumed business name, and which permits come from the county rather than your city or village. It is written for homeowners, landlords and small business owners, including newcomers learning how Illinois local government is layered.
Which Kane County offices matter?
| Office | What it does for you |
|---|---|
| Township assessor | Sets the first assessment of your property each year |
| Supervisor of Assessments | Equalizes townships, processes exemptions |
| Board of Review | Hears complaints and exemption requests (three appointed members) |
| County Clerk | Assumed names, tax rates and extension, tax redemption |
| Treasurer | Mails and collects the tax bill, runs the tax sale |
| Recorder | Records deeds, mortgages and liens |
| Health Department | Food handling permits, septic and wells |
| Development Department | Building and zoning for unincorporated land |
The County Clerk keeps public counters in Geneva, Aurora and Elgin.
How does Kane County property tax work?
Illinois taxes real estate one year in arrears, so a bill you pay in 2026 is for the 2025 tax year. The cycle runs in four steps:
- Assessment. The township assessor estimates fair cash value as of January 1 using the three prior years of sales, then applies the 33.33 percent assessment level. The county assessments office equalizes the townships against each other.
- Notice and complaints. Each township's changes are published in a local paper, and the 30-day complaint window starts from that publication.
- Rates. Schools, the city or village, the park district, the library and the county each levy on their own, and the County Clerk turns each levy into a rate. Kane County has no say over what other bodies levy.
- Billing. The Treasurer mails one bill with installment stubs and collects it. Unpaid parcels go to the annual tax sale.
The county assessor reports rates from about 6.50 to 11.25 percent of equalized assessed value, with a 9.00 percent median, so two equal homes can pay different bills depending on their school and park districts.
Escrow lenders usually pay for you, so confirm before paying twice. You may prepay during December, in person, for an amount equal to the prior year's tax.
How do you appeal an assessment in Kane County?
The assessments office recommends talking to your township assessor first and filing a formal complaint only if that fails.
- Compare your value with similar nearby properties.
- Call or visit the township assessor; many errors (wrong square footage, a basement that is not finished) are fixed here.
- Watch for your township's newspaper notice and calendar the last filing date.
- File the residential or commercial complaint form with evidence, using the electronic evidence filing portal.
- Attend any hearing and read the written decision.
- If you still disagree, the next step is the state Property Tax Appeal Board or the circuit court.
Valid grounds are a physical data error, a valuation above one-third of fair cash value, or inequity against comparable properties; the size of your tax bill is not a ground. The 2026 dates vary widely by township:
| Township | Published | Last filing date |
|---|---|---|
| Sugar Grove | July 23, 2026 | August 24, 2026 |
| Batavia | July 30, 2026 | August 31, 2026 |
| Aurora | September 10, 2026 | October 13, 2026 |
| Elgin | October 2, 2026 | November 2, 2026 |
Property substantially damaged in the July 2 to 4, 2026 storms may qualify for the assessments office's disaster-area reassessment application.
Exemptions that lower the taxable value
Homestead exemptions (general, senior, senior freeze, disability, veterans, home improvement) subtract from assessed value before the rate applies. As a hypothetical, a $450,000 home has an assessed value near $150,000; at a 9.00 percent rate that is about $13,500. An $8,000 exemption, the figure the county's own illustration uses, cuts the base to $142,000 and the bill to roughly $12,780. Confirm current amounts with the county.
How do you file an assumed business name in Kane County?
Illinois law requires a person doing business under any name other than the owners' real names to file with the clerk of the county where the business operates. The Kane process:
- Complete the certificate: business name, physical street address (no P.O. Box), product or service, and each owner's name and home address.
- All owners sign before a notary (the clerk charges $1).
- File with the Kane County Clerk with the $10 fee and collect the publication notice.
- Publish it once a week for three consecutive weeks in a Kane County newspaper; the first notice must run within 15 days of filing.
- Have the publisher's certificate reach the clerk within 50 days, or the filing is void.
- Receive the Certificate of Ownership of Business.
A supplemental certificate costs $5, and publication repeats when you add an owner, close the business, withdraw 25 percent or more of the ownership, or change the business address. Corporations and LLCs use the Secretary of State instead; see our assumed name and county clerk guide and the LLC versus corporation guide.
What permits does the county issue?
- Building and zoning: the Building and Zoning Division covers unincorporated Kane County; applications go through the county web portal and payment follows approval. Inside Aurora, Batavia, Geneva and other towns, the municipal building department applies.
- Food: the Health Department's Environmental Health Section issues food handling permits and reviews plans for new or remodeled kitchens, with offices in Aurora and Elgin.
- Septic and wells: also the Health Department.
- Liquor, raffles, special events: listed on the county permits page; inside a city you normally need the city's license.
Sales tax registration is a state matter; see our Illinois sales and use tax guide and the local licenses, permits and zoning guide.

- Batavia, Geneva and St. Charles along the river
- North Aurora and Sugar Grove
- Montgomery, which also extends into Kendall County
- Elgin, which crosses into Cook County
Mistakes to avoid
- Waiting for a bill: not receiving one does not remove the liability.
- Paying both the lender and the county for the same installment.
- Filing a complaint after your township's deadline.
- Missing the 15-day publication clock on a trade name.
- Assuming a county permit covers an in-town building.

Does the county or the township set my assessment?
The township. Kane County has 16 elected township assessors, and the county assessments office equalizes the results across townships.
Do I need an assumed name for my LLC?
An LLC is named through the Illinois Secretary of State, so the county filing is generally for sole proprietors and general partnerships.
Where is a deed recorded in Kane County?
At the Kane County Recorder. Your title company or attorney normally handles it at closing.
Is the county food permit the same as a city license?
No. The county Health Department issues the food handling permit; your city or village may add a business license, sign permit or liquor license.
